How I List And Market Properties
Successfully selling a home is an involved process. It requires specialized knowledge, cutting edge technology, a commitment to service and a proven marketing strategy. Please allow me to share with you a bit of what you can expect when you ask me to list your property.
Internet Exposure
The real estate market has changed drastically in the last decade. According to the National Association of Realtors, 80% of people looking for homes now use the Internet in their search. Therefore, in order to reach the broadest market of potential buyers, it is critical to have your property data on the industry’s leading web sites.
The graphic to the right shows just a few of the outlets your property will reach through my Internet wide syndication network, if you hire me to your listing agent.
Virtual Tour
Real estate sellers generally know how important the Internet has become as a place to gain market exposure. This understanding is confirmed in the results of a recent survey released by the National Association of Realtors which finds that that 46% of real estate sellers desire enhancement of their online listing, notably by means of a virtual tour. Internal logs at Realtor.com however show that only 10% of listings on their site actually receive an enhancement of any sort. This indicates a disconnect between consumer demand and the services most agents are actually offering their consumers. With listing inventory on the rise, the need to differentiate one listing from the next has become more important than ever.
Print Advertising
Though the Internet is the dominant home search tool, there is still power in print media. I am committed to regular advertising in several local and international print outlets as deemed appropriate.
Industry Exposure
A critical part of market outreach is making connections within the real estate community. This is a proven way to expose your property to the greatest number of buyers. There are several ways that this can be done:
- Broker’s Open Houses allow me to bring colleagues through your property to provide feedback on pricing, staging and other important considerations. This also gives agents first hand knowledge of your home.
- Mass emails allow me to announce new or reduced-price listings to our colleagues.
- Sales meetings allow me to get in front of my peers to describe the property and to entice them to show it to their clients. This enhances the power of my services to you by employing the skills and exposure of my broker's entire sales force.
- MLS is a key resource that allows the entire real estate industry to share listing information, pictures, virtual tours and updates.
Direct Mail
To reach the surrounding area, I may send out customized postcards announcing your listed property to your neighborhood. This encourages people to talk about the property with friends, family and colleagues who might be interested in buying. I am constantly reminded of the power of “word-of-mouth.”
Easy-Exit Listing Agreement
What's your biggest fear when you list your home with a real estate agent? It's simple. You worry about being locked into a lengthy listing agreement with a less than competent real estate agent, costing your property valuable time and exposure on the market.
I take the risk and the fear out of listing your home through my easy exit listing agreement.
- You can cancel your listing at anytime.
- You can relax knowing you won't be locked into a lengthy contract.
- Enjoy the caliber of service confident enough to make this offer.
One restriction applies, I ask that you voice your concern and give me a week to resolve the problem. If I can't fix your concern within 7 days, you are free to withdraw your listing. Certain custom marketing programs may require reimbursement.
Pricing Your Home
As the triangle to the right illustrates, more buyers will purchase your property at market value than above market value. Therefore, if you correctly price your property at market value, you are reaching a much greater percentage of prospective buyers.
Price Versus Time-On-Market
Timing is extremely important in selling estate market. The graph to the right illustrates the importance of putting your property on the market at a realistic price and with realistic terms from day one of the listing.
